An Industrial Steel Building Priced Before Permitting and Delivered After

This one took years to get to erection. Permitting ran long, the property changed hands, and the steel package sat on site through all of it. The building that went up was the one that had been designed at the start.

The Architect Was New to PEMB

The architect on this job had not done much pre-engineered work, so we stayed close to the design team through the front end. Frame layout, structural parameters, and the dimensional requirements PEMB systems carry that conventional construction does not.

The drawings that came out of it described a building that could be manufactured the way it was drawn. That design then had to sit unchanged for years, which is not what anybody planned for at the time.

Permitting Ran Long, and That Became a Pricing Problem

Permitting dragged. Long enough that steel pricing became a bigger exposure than storage, and ordering later would have meant re-pricing the whole package into a rising market.

So, we ordered the material and staged it on site. The insulated metal panels went indoors to protect the finish. The frames stayed outside.

Steel does not sit outside in South Florida for that long and comes out clean. After the frames were up, the General Contract pressure washed them.

The Property Changed Hands

Ownership transferred before the building went up. We worked with the incoming developer the same way we had worked with the original owner. The design did not change and neither did what we had agreed to.

A Tight Site with Nowhere to Put Anything

Site work kept moving while the steel waited, and there was no staging area big enough to leave the package in one spot. Materials were relocated as the site developed. Panels stayed protected.

Short Material During Erection

A small piece of the package came up short. The crew was already on site, so we shipped it rather than writing a change order and waiting on paperwork.

Inspections

The GC asked us to be on site for all of them, five or six over the course of the build. Inspectors ask about connections, anchor bolt placement, and frame details that the supplier can answer faster than anyone else standing there. We sent someone every time.

The Outcome

54,720 square feet in Pompano Beach, on the footprint and at the price it started with. No change order, no redraw.
