Most PEMB problems in design-bid-build aren’t discovered on the job site. They’re discovered at bid — when the steel package comes back over budget, or after award, when the spec doesn’t hold up to fabrication. By then, the design is locked, the contract is signed, and the options are expensive.
We work at both ends of the process. Early enough to keep the design buildable. Late enough to make sure the bid is competitive when it goes out.

At Design
A PEMB isn’t designed the same way a conventional structure is. Specific dimensional constraints, engineering parameters, and manufacturer requirements all have to be reflected in the drawings — or the package that comes back at bid won’t match what was approved.
Getting those details right during design is faster and cheaper than resolving them later.
At Bid
One quote isn’t a bid strategy — it’s a number with nowhere to go. When the steel package is priced through a single source, you’re either taking the number or walking away from the job. We pull options through our manufacturing network before anything is committed, so the team bidding the job has real flexibility before it locks in.

How We Work Across the Process
During Design
We work alongside architects and owners to make sure the building spec reflects how pre-engineered steel actually gets built. That means reviewing configurations against real manufacturing parameters, identifying anything that creates a problem downstream, and helping the team document it correctly before construction documents are written.
Design intent doesn’t get lost in translation. That’s the whole point of bringing us in early.
At Bid
When the package goes out, we pull multiple quotes through our manufacturing network and present them clearly — different price points, different lead times, different specs. The GC or owner picks the combination that fits the schedule and the budget. No single number, no guesswork, no scrambling when the bid comes back tighter than expected.
Through the Build
Award doesn’t end our involvement. A dedicated project manager stays on the job from materials procurement through delivery — tracking the package, coordinating with the erection crew, and handling anything that comes up so it doesn’t land on the team that already moved on to the next project.

When in the process should we bring you in?
As early as the project allows. The earlier we’re involved, the more we can prevent — a spec adjustment during design costs nothing. The same adjustment after fabrication starts is a change order. If the design is already complete, we can still add value at bid and through the build.
What if the design is already permitted or locked?
We work with what exists. If the spec is complete, we price it competitively through our manufacturing network and flag anything that needs to be resolved before fabrication begins. A locked design doesn’t mean a problem can’t be caught early — it just means the window is tighter.
How many quotes do you pull at bid?
Multiple — tiered by price, lead time, and spec so the team bidding the job has real options. A tight schedule might call for a different manufacturer than a price-sensitive bid. We present the options and let the team decide which combination makes sense.
Do you work with all three parties in a design-bid-build project?
Yes. Architects, GCs, and owners all touch different parts of this process and we’ve worked with each of them at every stage. The point of contact stays the same regardless of who’s driving — one project manager, one line of communication, one point of accountability.
