Challenges
Years of Storage Between Order and Erection on a Pre-Engineered Metal Building
The architect on this project brought limited pre-engineered metal building experience, which meant the design needed structural input before it could move forward. Frame layout, connection details, and the dimensional parameters a PEMB system carries all had to be worked through with the design team before the drawings were finalized.
Permitting ran long, which put the order in a bad spot either way. Price it later, and the package gets re-quoted into a rising steel market. Price it now and the steel sits for years before erection.
The site had almost no room to work. Construction had to keep moving while the steel waited, so the package could not stay in one place. The insulated metal panels added a second constraint, since they could not be stored outside without risking the finish.
The ownership of the property was also transferred before the building went up.
Solutions
Delivering the Pre-Engineered Metal Building Without a Change Order or Redraw
54,720 square feet, same footprint and same price we quoted at the start. A delay that long usually costs somebody a change order. This one didn’t.
Two and a half to three years outside in South Florida leaves its mark. The frames were pressure washed, sand blasted, and field painted with a marine grade coating before the building was closed in. That was the real cost of ordering early, and it was still less than re-pricing the package would have been.
The building performs the way it was designed to, and it is one of the better-looking industrial facilities we have delivered.
