Self-Contained Bays With Individual Door Access
Every bay needed its own walk-up and rolling door, with partition walls set directly below the rigid frames. Sealing the structure correctly under that arrangement drove much of the engineering.
A Delivery Date That Couldn’t Move
The facility had to be operational fast. That date was locked before the first drawing, with no slack built in.

Whatever went inside carried strict protection requirements, which meant the structure had to stay durable and secure over the long haul and under conditions that don’t let up.
Challenge
Fitting Multiple Sealed Bays Into One Footprint
Fitting the required number of doors into a 48×102 footprint meant resolving clearance between the columns and the openings. The partition walls were the harder problem. Set directly below the rigid frames, they made sealing the structure a real engineering challenge that had to be solved in design.
Then, near completion, the manufacturer delivered the wrong doors. With the date fixed, there was no room to absorb a delay.
Solutions
Multiple Design Versions to Get the Configuration Right
The project manager worked through several design versions to land the door-to-building ratio the client needed. Getting the openings and clearances to line up with where the partition walls had to land took more than one pass.
A Framing System That Sealed Correctly
The partition walls below the rigid frames were the core structural problem. The fix was a constant-depth framing system in place of standard rigid frames, which let the partition walls seat and seal correctly against the structure.
Doors Resolved Directly, Date Held
When the incorrect doors arrived, the project manager went straight to the manufacturer, secured credit and replacements, and kept installation on track. Doors were the last item to go in, so the delivery date stayed intact.
Results
The facility was delivered on schedule and built to the client’s security and durability requirements. Every bay sealed correctly below the rigid frames, with its own door access. Requirements that read like conflicts on paper got resolved in the design, before the steel was manufactured.
