A general contractor won the bid to build a new commercial facility for a national variety-store retailer: a retail building out front, a working warehouse behind it. They needed a steel partner who could carry a large, high-finish commercial project without putting the schedule at risk. That’s the work we’re built for, and it’s why they brought us in.
The building had to be right, and it had to be on time. We worked through the details before the steel was manufactured, so the facility that got erected was the one that was designed.

Two connected buildings, one operation. The retail space had to meet a commercial finish standard customers walk into every day. The warehouse behind it had to function as real working space: office areas, shelving, inventory zones, and capacity for high stock volume.
Challenge
Warehouse Built For Volume
The warehouse carried the operation. We spec’d it for office space, large-format shelving, defined inventory areas, and the storage capacity a high-volume retailer moves through. The layout was built around how product comes in, gets staged, and ships out, not around a generic floor plan.
Non-Combustible by Design
A high-volume retail and inventory operation has real fire-resistance requirements. Steel framing is non-combustible, and we engineered both structures with that protection built into the system.
Engineered for the Site
Every structure is engineered to its site’s specific loads: wind, seismic, and local code. These buildings were spec’d to hold up under daily commercial use for decades, not to clear a minimum.
Low Maintenance That Protects the Investment
Steel doesn’t rot, warp, or attract pests. Routine inspections of fasteners, seals, and roof panels are typically all it takes to keep a commercial building like this performing, which keeps maintenance off the operator’s budget.
Solutions
- Space Planned Around the Operation — Before anything was fabricated, our project managers studied how a retailer at this scale stores and moves inventory. We spec’d the warehouse for that volume and the retail building for its commercial finish requirements, so both buildings supported the operation from the first day of use.
- Drawing Conflicts Resolved Before the Field — The construction drawings had gaps. Our project managers and engineers worked through them, resolved the conflicts, and documented the corrections, so the issues got handled before fabrication instead of surfacing on the job site. Catching that early is exactly what keeps a schedule intact.
- Weathertight and Certified — We carried weathertightness certification through with the structural and sealing detail a high-value retail and inventory facility demands. The result was a building sealed and certified to protect what goes inside it.
- Built to Last — Our engineers selected the structural system around durability. Both buildings resist impact and daily wear and hold their finish under the conditions a busy commercial operation creates.
Results
The facility was delivered on schedule and on spec. The general contractor got a finished retail building and warehouse that matched what was approved, with the steel side handled from first order through final inspection. We were brought in partly because our lead times beat the competition, and we held to them.
